The govt's got its work cut out if it wants to help first-timers get on the ladder. A 20% loan scheme is a no-brainer, but what about the builders' concerns? 
Regulation's a double-edged sword – good for energy efficiency, but harsh on lower-income areas. 
The gov needs to strike a balance between supporting buyers and not strangling the industry with red tape. Can't have it both ways, right? 
... like how can they expect first-time buyers to get into the market without some actual support? I mean, we're seeing build costs go up by 20%, and now they're telling us it's all about regulation? 
That just sounds like code for "we don't want to spend the cash". I know they've got a big target of 1.5 million homes in five years, but that's not going to happen without some serious help from the government.
. I'm still holding out for some actual equity loan schemes or something similar... that would be a game-changer for first-time buyers.
